The Architectural Design typically follows 5 Phases.

Phase 1 Schematic Design- Our architects discuss the project and any requirements you will need to proceed forward. This step includes going over zoning, building codes, and site analysis. You will guide us on the spacing and building design, so we can establish proper size, find a suitable location, and understand how the spaces will interact with one another. 

Phase 2 Design Development- You and the architect will work together in selecting materials and products for the interior design. Such products would include: windows, doors, lighting fixtures, appliances and other essentials. Architects will continually make changes to the initial design to accommodate the products. This phase will also start the engineering design, allowing for plumbing, electrical, heating, ventilation and energy distribution. Once you have agreed to the updated design with all the engineering and products, we can move onto the next step. 

Phase 3 Construction Documents- This phase is where we discuss the technical documents required for engineering and construction which will lead to the finalized design.    

Phase 4 Bidding- This phase is where you look for contractors to proceed with construction. Contractors will bid on the job or you can directly hire a contractor of your choice. Architects provide a supporting role in guiding you through reputable contractors for quality construction. 

Phase 5 Construction Administration- You and the architect and structural engineer work together to ensure the project is being constructed properly and the contractors are following the pre-approved plans. Architects provide a supporting role to ensure quality assurance.
